Does ERPNext have a real estate module?

No. Core ERPNext has no real estate or property management module. It does cover most of the back office a real estate firm runs on: accounting, purchasing, construction stock, projects and sales. The parts that are specific to property, such as units, bookings, payment plans and leases, get built on top as a custom Frappe app.

ERPNext is open source, so you pay no license fees for the accounting core and spend your budget on the parts specific to how you sell and lease property.

What ERPNext covers out of the box

  • Accounts. Chart of accounts, journal entries, payments, bank reconciliation, multi-company and multi-currency.
  • Cost per project. Cost centers and accounting dimensions let you report spend and margin per project, tower or phase.
  • Purchasing. Material requests, supplier quotations, purchase orders and purchase invoices.
  • Site stock. A warehouse per site, stock entries for material moved between them and a ledger of what was used where.
  • Projects. Tasks, timesheets and project costing for construction work.
  • Sales and CRM. Leads, opportunities, quotations, sales orders and invoices, with sales partners and commission rates for brokers.
  • Recurring invoices. Auto Repeat can raise the same rent invoice every month from a template.
  • Fixed assets. Asset records with depreciation schedules for buildings and equipment you own.

What you'll need to build

Units and their status

A flat, plot or shop isn't a stock item you count. Each one is unique, with its own size, floor, price and status. You'll usually add a Unit DocType that moves from available to held, booked and sold, linked to the project and tower it belongs to.

Bookings and payment plans

ERPNext's payment terms set due dates as a number of days or months after an invoice. Construction-linked plans, where an installment falls due when a slab or floor is finished, don't fit that model. A Booking DocType that ties a buyer, a unit and a plan together, and raises each invoice when its milestone is marked done, usually solves it.

Leases and rent

Auto Repeat handles the monthly invoice, but not the lease around it: start and end dates, rent increases, security deposits, renewals and notices. That needs a Lease DocType with its own schedule that drives the invoices.

Post-dated cheques

Where buyers and tenants pay with post-dated cheques, as is common in India and the Gulf, your accounts team needs to follow each cheque from receipt to deposit, clearing or a bounce. Core ERPNext stores a cheque's number and date on the payment entry. Tracking a drawer full of future-dated cheques through that lifecycle is something you'll need to add.

A buyer and tenant portal

Buyers want their payment schedule, receipts and documents without calling your office. Frappe already has portal pages and website logins, so the work is mostly deciding what each person may see and exposing those records safely.

Reports your team reads

Unit availability by project, collections due this month, overdue installments and cost against budget per tower. The data's already in the system once the pieces above exist. These are script or query reports on top.

ERPNext customization without breaking upgrades

  • Keep every change in your own app. Put your DocTypes, hooks and reports in a custom Frappe app under version control. Never edit ERPNext's own files: the next update either overwrites them or fails to apply.
  • Export customizations as fixtures. Custom fields and property setters made through Customize Form live in the database. Export them as fixtures in your app so every site gets the same setup from the same code.
  • Use server and client scripts sparingly. They're fine for one small rule. Anything larger belongs in the app, where it can be tested and reviewed.
  • Rehearse upgrades on a copy. Restore a recent backup to a staging site, run the upgrade there and click through bookings, invoices and payments before touching production.

ERPNext, off-the-shelf or fully custom?

  • Off-the-shelf property software fits when your process looks like everyone else's and you're happy to change how you work to match the tool.
  • ERPNext with a custom app fits when you want ERPNext's accounting and purchasing without license fees, and your sales, leasing or payment rules are your own.
  • A fully custom system fits when the property workflow is the product itself, for example a platform you sell to other firms, and the accounting side is small.

Where to start

Pick one workflow and map it end to end, such as unit booking through to final payment. Note every point where it leaves ERPNext today, whether that's a spreadsheet, a WhatsApp group or paper. Build that slice first in the custom app. It shows quickly whether the approach fits before you move leases, portals and reports across.
